Basement, because of its below grade position, is vulnerable to water seepage. Water intrusion is perhaps the single biggest complaint people voice about foundation walls.

Statistics tell us that basement leakage is the most common problem found in houses, over 90% of all basements will leak and suffer damage at one time or another.

The two most likely sources of water against foundation wall are from surface water, and from roof drains discharging too near the wall, a significant amount of water can easily flow back around the basement wall, filtering down and impregnating the soils adjacent to the foundation.

When the ground under and around the house is saturated, water can seep into the basement through cracks and open joints in the foundation.

Probably the most common cause of wet basements is cracked, blocked or crushed drain tiles.
